Flat roof leaks hide. We find them.

A flat roof won't warn you. On a sloped roof, a missing shingle is right there from the driveway. A flat roof gives you nothing. The water gets in quietly and works on the inside for weeks. By the time there's a stain on your ceiling, the insulation underneath has usually been wet for a while, and the leak isn't where the stain is.

So, we don't guess at it. We find the spot the water is actually coming through, whether that's a seam, the flashing where the roof meets a wall, a worn patch of membrane, or a drain that keeps backing up.

And, we'll be honest about what it needs. A lifted seam or a blocked drain is a repair, full stop. A roof that's cracked end to end and soaked through is a replacement, and we'll tell you that too. What we won't do is sell you a new roof to dodge a proper repair.

A Flat roof repair that actually lasts

Most flat-roof leaks we get called out to come from a shortcut. Membrane laid over a surface that was never sloped to drain. Seams skinned over instead of sealed, and flashing that quits an inch short of where it needs to be.

Here's one we did right. We set it up to drain the way a flat roof should, sealed every seam and every spot where a pipe or vent comes through, and ran the flashing properly up the walls. No puddles sitting up there three days after the rain. No soft decking a year later.

A patch buys you a season. A proper repair means you forget about it.

If you're in an older semi or row house downtown, Riverdale, Leslieville, Cabbagetown, the Annex, the leak is almost always in the same few places: the flat addition over the kitchen, a valley, or the wall flashing where two roofs meet. We've sealed hundreds of them, slate and metal included, the heritage work a lot of shingle crews would rather pass on.

If you're in a postwar bungalow or sidesplit, and Scarborough, Etobicoke, and North York are full of them, your roof is at the age where things start to go: the flashing lets go, the aluminum soffit and fascia sag, the eavestrough pulls away, and the decking feels soft underfoot. Those wide eaves are also where ice dams set in every winter. Exterior aluminum is our specialty, so this is squarely our wheelhouse, and we'll tell you straight whether it's a few repairs or finally time for a new roof.

The newer townhomes and infill builds aren't exempt. A lot went up fast, with skylights and flashing details rushed, and we find the corners that got skipped.

Almost always, yes. Flat roofs let water in at one spot and carry it under the surface, so the stain on your ceiling is rarely under the actual hole. We get up there, track it back to where it's really getting in, a seam, the flashing, a backed-up drain, and show you on photo or video before we touch anything.

Depends on the roof, and we'll tell you straight. A lifted seam or a bad drain is a repair, and minor ones usually run $350 to $600.

A roof that's cracked through and soaked underneath needs replacing, and we won't pretend otherwise. What we won't do is talk you into a new roof you don't need.

It can be. Those are ice dams, common on Toronto bungalows with wide eaves and a warm attic. The melt refreezes at the edge, backs up under your shingles, and finds its way inside.

We clear them with an industrial steam machine, no chipping at your shingles or your warranty.

Plus, we can fix the ventilation that's causing them.
